Another deal Closed Over $18,000 in Profit, No Money Out of My ...

I just closed on a deal yesterday that will net me about $18,500 in profits.

I was able to get a mobile home for free from a motivated seller. I borrowed $3000 from a friend to fix up the home. I just sold it yesterday to a very nice lady for $13,500.

How I'm making over $18K with it. This community doesn't allow owners to rent their homes. They only allow people to be owner occupied. So I sold the home on a contract. I got $1000 down from the buyer, she is paying me about $255 per month for the next 6 years. I am becoming the bank with this sale. She will be paying me %12 interest on the amount borrowed. I will make about $5000 in interest over the 6 years.

The thing is, this is the second time i'm selling this home. the first buyer had to move out he lost his job. He paid me back over last year and paid off what I had into the deal. So I just re sold it again and now we will make even more on this deal

This is why I love real estate, the possibilities are endless.

No. 3 UConn women rally to beat St. John's 71-65

NEW YORK (AP) ? One of the few problems that UConn has had over the past few seasons has been winning tight games. Then again the Huskies haven't been in too many of them.

Geno Auriemma welcomed the chance to see his team finally pull out a close victory.

Kaleena Mosqueda-Lewis scored 19 points, including seven straight in the final minutes, to lead No. 3 UConn to a 71-65 victory over St. John's on Saturday.

"The more times you're in that situation the more confident you become," Auriemma said. "It's hard to orchestrate those in real games ? not that I'm trying hard to do that either. Today was a great opportunity for us and we came out really good."

The Huskies had been 0-5 in games that were decided by five points or less or had gone to overtime over the past two seasons. They lost by one-point to Notre Dame earlier this season. In that contest Mosqueda-Lewis missed an open 3-pointer from the corner which would have won it. She wouldn't let it happen again against St. John's.

With the game tied at 57, the sophomore guard took over, scoring UConn's next seven points. She had a three-point play and then hit four free throws to give UConn a 64-59 lead with 1:55 left.

Aliyyah Handford hit one free throw to make it a four-point game with 1:37 left.

Kelly Faris answered with a 3-pointer 20 seconds later to seal the win for the Huskies (20-1, 7-1 Big East).

"I was trying to get her the ball down the stretch because I knew she would do something good with it," said Kelly Faris, who added 17 points for the Huskies.

Shenneika Smith led St. John's (10-10, 4-4) with 21 points while Handford added a career-high 17.

This was the first regular season meeting between the two schools since St. John's stunned UConn last season in Storrs, ending the Huskies 99-game home winning streak.

That victory also snapped a 27-game losing skid to the Huskies that dated to 1993. The two teams played in the Big East tournament quarterfinals a few weeks later and UConn won 74-43.

In that loss, Mosqueda-Lewis was just 3 for 12 and admitted she was nervous.

"I watched the game last year and she wasn't ready to play," Auriemma said. "She was completely different than she was last year, a lot more confident."

The Red Storm showed no fear Saturday hanging with the Huskies, who were missing starting center Stefanie Dolson because she wasn't feeling well. The Huskies didn't find out until just before the game that Dolson wouldn't play.

"She's become a huge part of what we do offensively and defensively, a lot of our offense runs through her," Faris said. "Some way or another the offense kind of stems on what she does."

Handford, a freshman who wasn't part of last season's incredible game, helped the Red Storm build a 51-46 lead midway through the second half. UConn used a 9-2 run to take a 55-53 lead. Faris' 3-pointer capped the burst.

The game was tied at 35 at the half before St. John's went on a 10-4 run to open the second period. Smith had five points and Handford four during the spurt. UConn answered quickly with its own 7-0 run to take a 46-45 lead with 12:56 left.

Handford and Briana Brown combined for 23 points in the first half. Handford scored consistently in transition while Brown hit all three of her 3-pointers. St. John's shot 54 percent in the first half. The Huskies lost guard Brianna Banks to a right knee sprain in the first half.

St. John's coach Joe Tartamella had a chance to become the first rookie coach in his first head coaching job to beat UConn since John Miller did it for La Salle in 1986.

The Red Storm have had a rough season losing three games in its final possession, including a buzzer-beating loss on a 50-footer against Syracuse in their last home game. The Red Storm also lost in the last seconds to No. 25 Delaware and No. 18 UCLA.

"There's no solace to a loss, we've talked about it a lot this year," Tartamella said. "We really as a staff were very happy with the way our team played today. That's a fun game. It's a fun game against a great opponent. They competed today, played harder than they have all year. They showed them what they are capable of."

Disease not a factor in Tassie Tiger extinction

Humans alone were responsible for the demise of Australia's iconic extinct native predator, the Tasmanian Tiger or thylacine, a new study led by the University of Adelaide has concluded.

Using a new population modelling approach, the study contradicts the widespread belief that disease must have been a factor in the thylacine's extinction.

The thylacine was a unique marsupial carnivore found throughout most of Tasmania before European settlement in 1803. Between 1886 and 1909, the Tasmanian government encouraged people to hunt thylacines and paid bounties on over 2000 thylacine carcasses. Only a handful of animals were located after the bounty was lifted and the last known thylacine was captured from the wild in 1933.

"Many people, however, believe that bounty hunting alone could not have driven the thylacine extinct and therefore claim that an unknown disease epidemic must have been responsible," says the project leader, Research Associate Dr Thomas Prowse, School of Earth and Environmental Sciences and the Environment Institute.

"We tested this claim by developing a 'metamodel' ? a network of linked species models ? that evaluated whether the combined impacts of Europeans could have exterminated the thylacine, without any disease."

The mathematical models used by conservation biologists to simulate the fate of threatened species under different management strategies (called population viability analysis or PVA) traditionally neglect important interactions between species. The researchers designed a new approach to PVA that included species interactions.

"The new model simulated the directs effects of bounty hunting and habitat loss and, importantly, also considered the indirect effects of a reduction in the thylacine's prey (kangaroos and wallabies) due to human harvesting and competition from millions of introduced sheep," Dr Prowse says.

"We found we could simulate the thylacine extinction, including the observed rapid population crash after 1905, without the need to invoke a mystery disease.

"We showed that the negative impacts of European settlement were powerful enough that, even without any disease epidemic, the species couldn't escape extinction."

An employee from British electronics retailer HMV got revenge for mass layoffs at the company's headquarters.?

"We're tweeting live from HR where we're all being fired! Exciting!!" the employee tweeted to HMV's 63,000 followers."There are over 60 of us being fired at once! Mass execution, of loyal employees who love the brand."

The company hasn't responded to the tweets, but had?announced that it was laying off 190 employees to "eliminate redundancies" and manage expenses, the BBC reported. The company is seeking a buyer to turn around business.?

Even though foreclosures have not completely disappeared, they have definitely gone down compared to previous years. In cities that have been able to recover faster from the real estate bubble, a foreclosure is rare nowadays. ?In cities where supply has caught up with demand properties have started to appreciate slowly. Developers have noticed this trend and have started to announce new construction. For example, more than 5 new construction projects were announced and broke ground in 2012 in Brickell, one of the hottest areas in Miami. Renters who have seen rents increasing up to 20% in 2012 will be happy to see developers adding this much needed inventory.

2 ? Banks Easing Financing
We all know that banks played a huge role in the real estate bubble. After years of lax underwriting, now lenders ask for higher down payments and have stricter rules to approve mortgages. This is actually one of the reasons behind the sluggishness of the real estate recovery. In fact, most of the best deals such as foreclosures and short sales are now sold to cash buyers. Usually, these cash buyers are either hedge funds or international investors. These cash investors like real estate because the cap rate (return on investment in real estate terms) is very attractive. In some cases the cap rate can be higher than 10% and this does not take future appreciation into consideration.

Since cash investors are a minority in the world of real estate buyers, lenders play a huge role in the real estate recovery. Years ago, a foreclosure or a short sale in the credit history of a mortgage applicant was seen as negative and most lenders would not move forward. Nowadays, after the real estate crash, foreclosures and short sales are a fixture in credit histories. Lenders have started to notice this trend and are taking other factors into consideration as well when they go through the underwriting process. As lenders ease financing, they will speed up the real estate recovery and will also allow locals and individuals to take advantage of current prices.

3 ? More Latin Americans Buying Property In The US
US banks and the US dollar have always been a safe haven for international investors, especially Latin American ones. History shows that besides the Brazilian real, Latin American currencies and banks are not solid institutions. This is one of the reasons behind the FDIC lifting the insurance of deposits to $250,000 after the bank crisis of 2008.

Conservative investors get very low returns in money market accounts, CD?s and treasury bonds. They also see real estate as a safe investment but when prices went up the returns were very low as well. After the real estate crash when prices went down and now that we are seeing a recovery in some cities, real estate has become again a very attractive investment option. A lot of clients tell me today that they prefer to sit on real estate than to have their money sitting at the bank, which gives them meager returns.

One of the most international real estate markets in the US is Miami. Foreign buyers, especially from Latin America have been an important component in the real estate recovery process in Florida. Every Latin American country is different and each one has its own reasons to explain why investors are buying more and more real estate in the US. The main countries whose residents have been buying US real estate are Argentina, Brazil and Venezuela. Argentineans and Venezuelans buy real estate in the US mostly for political reasons. It is very common to hear them saying I need to have a plan B in case something happens in my country. When they say ?something? they mean the radicalization of socialism and this will not stop, at least in the short term, because the presidents in these countries are still very popular.

In Brazil the situation is different. The Brazilian real has appreciated against the dollar as a result of economic growth and a commodities boom. Since it has become expensive to buy goods and real estate, Brazilians have started to look for alternatives. It is very common to hear Brazilians saying they prefer to buy real estate in the US because it is cheaper than in major cities in Brazil.

4 ? Downtown Revival

Many factors have fueled the demand of real estate in downtown areas and many people have moved closer to work. One of these factors is high gas prices. Nowadays the gallon of gas costs approximately $4, 10 years ago it was approximately $2. Since the government cannot directly intervene in gas prices, they have provided incentives to car companies that are creating energy efficient cars. Since cars that use other sources of energy are still on the expensive side, consumers have started to look for other alternatives and one of them is moving closer to work.

Developers have noticed this trend and are building more and more multi-use real estate that combines residential, office and commercial space in downtown areas that used to be used for office space years ago. The other factor is commute. As cities grow, commute takes a toll and people look for alternatives. One alternative is to move closer to work, which as we saw also solves the high gas cost problem.

One of the main issues of downtown living is the high cost of real estate. Developers have noticed that the price per square foot is generally higher in downtown areas and have tried different things to solve it. The easiest solution is to build smaller units to make them more affordable. This might work but people usually do not like to sacrifice space. ?After extensive research, developers realized that parking was one of the factors that increase considerably the cost of real estate.

Also, if downtown dwellers have quality public transportation and entertainment options close to where they live, living without parking becomes an option. For example, My Brickell, one of the projects that broke ground this year in Brickell by the Related Group does not have a parking garage. And this is not the first building by the Related Group without parking. They built Loft 1 and Loft 2 in downtown Miami in 2005 and 2007, respectively, and neither one of them have a parking garage.

5 ? Technology Playing a Bigger Role in Real Estate Business
The real estate business has always been behind technology-wise when compared to other industries. One of the main reasons is the fact that the real estate industry is very fragmented, as it is comprised of many small to medium sized companies which usually have small budgets to invest in technology, research and development.

Social media has played an important factor in this process, as it is a technology that is very easy to implement. ?Earlier this year I wrote an article called ?Sales Office Disappearing? which explains how social media has played an important role in the real estate sales process in the past year. This trend will continue, as real estate is in part, a social experience. A lot of ?people ?consume? real estate by association, it is very common to hear people saying they moved to a place because a friend of theirs lived there. This is in fact a social experience that can be easily modeled with social media technologies.

There is a caveat though; people do not go to social media websites to consume real estate. Therefore companies have to be very careful when creating their social media strategies. It is very common these days to hear companies saying they have not seen any return from their social media investments. A strategy that has worked for us so far is to publish pictures of amazing properties in social media to generate buzz.

In addition, research shows that the majority of real estate buyers do their own research online before contacting a real estate professional, if they even contact one. Years ago, real estate professionals controlled the property data that was provided to clients. Not anymore, as now most of this data and tools are available online. The real estate companies that make it easier for users to analyze this market data will be better positioned to conduct business with all these clients who rely more and more on the internet to conduct their own research before they make any decision pertaining to real estate.

Mum's currently the word on software integration, but it's worth pointing out that the HondaLink infotainment system was previously revealed to debut on the 2013 Accord, and both the RDX and ILX feature AcuraLink -- so, you do the math.
